Architectural designing

Architectural designing is the core business of our office. For our clients, we design all types of structures, but also develop different levels of designs required in the project implementation, all in accordance with the clients’ needs and possibilities. Given the abundance of architectural terms, we’d like to give you a clearer overview by explaining you the different phases in the designing process.

  1. Defining the PROJECT ASSIGNMENT is the first and most important step in the realisation of your dream space and in establishing good and clear communication between the client and designer. With the project assignment, the client defines the needs and expectations he has from the future project and space. The more precisely the project assignment is set and defined, the better the collaboration and the result will be.
  2. Very often clients are in a dilemma whether a space or land plot will meet their needs and whether they will be able to realize the project assignment. That is why, before buying an apartment or plot, we draw up a CONCEPTUAL STUDY for our clients in which we show them possible variants of their future apartment or building, all in accordance with their wishes and possibilities. This is what we call the “zero” stage in the designing phase, which we consider very important and useful as clients can conclude on the basis of this conceptual study whether the future property will meet their expectations or not.
  3. If you have already bought a property (apartment, house, land plot), we offer you a CONCEPTUAL DESIGNas the first phase in the designing process. The conceptual design incorporates the spatial, functional, technical and aesthetic definition of the space with respect to the project assignment given by the investor. It represents the most favourable variants that contain a basic functional and organizational scheme with a basic overview of spaces and volumes. In the case of the conceptual design of a family house, it also contains basic information about the location of the building within the space, its dimensions and organizational scheme, with additional explanations through volumetric 3D views of the designed space. The conceptual design is a type of professional service which helps in selecting the most favourable variants, which are further elaborated during the development of the project.
  4. In contrast to the conceptual design, which is an informal agreement between the designer and the investor on the further course of the project, the PRELIMINARY DESIGN represents an official document, a set of mutually harmonized drafts made on the basis of the conceptual design, which are brought in line with spatial planning documentation and presented on the respective geodetic survey map.
    Based on the preliminary design, special conditions are required from bodies governed by public law, and in some cases a location permit is issued. The preliminary design precedes the main design.
  5. MAIN DESIGN is the basis for obtaining a building permit. It represents a gradual elaboration of the selected solution in cooperation with designers of other professions. It contains graphic representations of the entire project at a scale of 1: 100. It also includes an agreement with public law bodies on their special conditions and the approvals of the main design. In order to offer our clients designing according the "turnkey" system, we also offer, in addition to the architectural design, the preparation of other mandatory maps in cooperation with our external associates. Depending on the scope of the project, this includes: structural design, electrical installation design, mechanical installation design, water supply and sewerage design, fire protection design, occupational safety design and the like.
  6. DETAILED DESIGN is used to work out the basic technical principles given by the main design and must be drafted in accordance with the main design. The detailed design consists of a set of drawings made at a scale of 1:50 - 1: 5, which provides detailed technical solutions and the selection of all elements of the future structure. This ensures a course of construction with minimal subsequent work and errors. Based on the detailed design, a bill of quantities for the respective works is prepared.

Designing and furnishing interiors is a complex and time-consuming process that determines the success of a project in the visual sense. It is often difficult for clients to imagine how many elements need to be combined to achieve an organized and pleasant unity and how many skills are needed to lead such a process. Mutual understanding between the designer and the client is crucial, and our experience helps us to easily understand the client's wishes and transform them into a space that, according to their words, is very often more beautiful than imagined.
The designing of interiors has to be done through a series of logically arranged phases, the systematization of selected elements and the planned budget. It is this precise and thorough creative work that saves time and money and gives the impression of a well-planned space.
Essential elements of a successful interior design include:

  • Analysis and assessment of the existing state
  • Constant consultations with the client
  • Variants of the conceptual design with panels in the stylistic and coloristic sense
  • 3D interior visualizations
  • Demolition and masonry plan
  • Floor plan with position and selection of equipment
  • Floor plan for the installation of the floor
  • Schematic representation of water and electricity installations with selection of equipment (lighting, sanitary equipment)
  • Characteristic cross-sections and views
  • Ceiling plan
  • Underfloor heating plan

Design supervision

Each project requires "on-site" supervision in order to comply with the requirements of the detailed design drawing and the quality of the work performed. It is also crucial so that possible problems can be promptly resolved if they occur.
Design supervision during the construction or reconstruction of the structure includes the following:

  • site inspection
  • informing all participants involved in the construction on defects and errors made during the implementation of the project
  • providing opinion and explanation on additional works that are required for the implementation of the project
  • providing opinion and approval regarding the execution of details and workshop drafts.

Design supervision of interior design has certain specific features that are manifested in the final phase of the project, when finishing works must be checked, but also the arrangement of furniture and a multitude of other small details that require the constant attention of the designer.
However, even with very careful planning and design supervision, potential problems can occur during the implementation of the project at any time on the construction site. The designer appointed as design supervision must be prepared to promptly resolve various situations and quickly adjust the design in order to meet the deadlines and the set budget.
The main goal of the design supervision is protecting the interests of investors, along with the mandatory presence of a permanent professional construction supervision and his presence during the technical inspection.

Technical consulting

The service of technical consulting implies an advisory and operational role, especially in conditions when the investor is unable to actively participate in the implementation of the project.
Our services of technical consulting include:

  • financial, legal and technical consulting relating to the designing, construction, use and removal of structures
  • selection of the designer, design auditor, supervising engineer, contractor, chartered geodetic engineer and other professional teams that perform work related to construction and consulting in contracting works with these persons
  • connecting and coordinating the work of professional teams participating in the construction process and supervising their work in order to protect the rights and interests of investors
  • obtaining acts, analyses, studies, reviews and other documents necessary for the preparation of the preliminary, main and detailed design or the design for the removal of a structure
  • obtaining all documents and concluding all legal transactions required for the issuance of acts for the implementation of documents in the field of spatial planning, construction, use and / or removal of structures and obtaining these acts
  • obtaining all documents and concluding all legal transactions required for the construction of the structure and executing necessary actions that the investor is obliged to perform during the construction of the structure
